Educational information
First: official neighborhood vs. «zona»
Asunción is divided into official neighborhoods (barrios), defined by the municipality. Real estate listings also use area names that are not neighborhoods at all. «Carmelitas», for example, is the popular name for part of the Las Lomas neighborhood. «Zona CIT» comes from the Club Internacional de Tenis.
This guide uses each neighborhood's official name. Population figures come from Paraguay's 2022 Census, run by the national statistics institute (INE). In 2022, Asunción had 462,241 residents.
Villa Morra
Official neighborhood with 2,782 residents in 2022 and a median age of 38.
You will see some developments listed as «Recoleta, Villa Morra area». According to their developers, they sit in the Recoleta neighborhood, in the part widely known as Villa Morra.
Recoleta
Official neighborhood with 7,544 residents in 2022 and a median age of 36.
Habitalis Jardín, one of the developments I sell, is in Recoleta, Villa Morra area, according to the developer.
Las Mercedes

Ykuá Satí

Las Lomas («Carmelitas»)
Official neighborhood with 4,751 residents in 2022 and a median age of 37. «Carmelitas» is a popular name for part of it, not an official neighborhood.
Bella Vista
Official neighborhood with 6,812 residents in 2022 and a median age of 34.
Landmarks
Addresses as published by the shopping centers themselves:
- Shopping Villa Morra: Av. Mariscal López 3974 and Senador Long.
- Shopping Mariscal: Quesada 5050, between Charles de Gaulle and Tte. Zotti.
- Shopping del Sol: Av. Aviadores del Chaco at Profesora Delia González.
- Paseo La Galería: Av. Santa Teresa, between Av. del Chaco and Herminio Maldonado.
Outside Asunción: San Lorenzo is a separate city
San Lorenzo is not a neighborhood of Asunción. It is a municipality in its own right, in the Central department, and one of the neighboring cities that make up Greater Asunción. The 2022 Census counted 225,395 residents.
INE does not publish San Lorenzo's figures by neighborhood in the table used above, so there are no neighborhood numbers here. A well-known landmark is Pinedo Shopping, on Av. Mariscal López and Libertad, according to the shopping center.
La Huella, another development I sell, is in San Lorenzo, Pinedo area.
What we checked and what we didn't
- Population figures are from the 2022 Census. They are the latest official numbers, but populations change over time.
- «Carmelitas», «zona CIT» and «Villa Morra area» are everyday names with no official boundaries. To find out which neighborhood an address belongs to, check the Municipality of Asunción's cadastre.
- Shopping center addresses and each development's location are as reported by the centers and developers themselves; they are not official data.
- There are no prices per square meter, neighborhood rankings or safety comparisons here: no official source backs them.
